Key Management

€5.00 per month

If you do not spend the whole year in Spain, it is so convenient to leave the keys to your property safely in Spain. For whatever reason, always access to your property may be required. Your keys are stored in a secure environment and only through authorized and written instructions from the owner do we make them available to, for example, workmen, visiting guests or other parties (this may be under the supervision of our office).If desired or necessary (for example, in the event of an emergency), the performance of your property will always take place under the supervision of one of our staff members.

Standard management package

€26.95 per month

  • Keyholding.
  • Monthly inspection (1x) of your property
  • Verification that all utilities are functioning properly (power, water, gas).

  • Water (leakage) and electricity check.
  • Flush all toilets, faucets and showers to prevent drying out and possible odors.
  • Check lighting and replace bulbs as necessary.
  • Ventilate the entire house and check for any moisture.
  • Testing of all electrical equipment.
  • Checking shutters, alarm, locks and any grills.
  • Checking and emptying the mailbox, placing any mail present in the house. Important mail will be opened/ forwarded after approval and as instructed by the owner.
  • Direct telephone contact with owners on important matters or occurrences.
  • Photo report of the monthly inspection.
  • Check for presence of insects or other pests.
  • Other minor work by arrangement.

Optimal management package

€37.50 per month

  • All services as described in package I (Standard).
  • Biweekly home inspections.
  • 24-hour service, available by phone 365 days a year for owners or his/her guests in case of emergencies and/or problems.
  • Point of contact for all matters related to the property, such as, for example, owners association, accounting and/or law firms. And utility companies.

Maximum management package

€ 55.00 per month

  • All services as described in packages I and II, with home inspections taking place on a weekly basis.
  • Attendance at third-party work.
  • Coordinate and control cleaning service, gardening companies and outside pool maintenance as appropriate.

Other work

  • Any additional inspection after storm or heavy rain € 35, – excl. IVA per hour.
  • Pool maintenance € 100, – excluding IVA per month. 1 per week cleaning and checking chlorine and PH levels and filters.

  • Other maintenance work € 45 per hour excl. IVA

*** When entering into an annual contract relating to the management of Your property (Packages I, II and III), an amount of € 300 is deposited with our office for the possible performance of minor repairs. You will receive a financial statement of this every 3 months. If this amount has been fully used by us during the term of the agreement, the contractor must replenish the amount in a timely manner. The remaining amount will be returned to the client at the end of the agreement.
